September in Arizona is when the desert finally exhales. The triple digits loosen their grip, the kids are back in school, and practice owners start thinking about the end of the year. Every September, the same calls come in: “I’d like to have my practice sold by December 31. Can we do it?”

Sometimes yes. But here’s the honest answer — if you want a 2026 closing, the countdown starts this month. Not November. Now.

The Real Timeline of a Practice Transition

After 300+ closed transactions, I can tell you a well-run dental practice sale rarely moves faster than 90 to 120 days from listing to closing. Here’s where that time actually goes:

Add that up. Start in September, and you close in December or January. Start in November, and you’re closing in spring — after the year-end tax planning window has slammed shut.

Why December 31 Matters to Sellers

The calendar isn’t just sentimental. A closing date on one side or the other of New Year’s Eve can change your outcome in real dollars:

The Lease Is the Sleeper Issue

Here’s what derails more year-end closings than anything else — the lease. If your landlord takes six weeks to approve an assignment, your December closing becomes a February closing. Pull out your lease this week. Check the assignment clause, the remaining term, and any personal guarantee language. If there’s a problem, September is when it’s fixable.

What You Can Do This Month

You don’t have to commit to selling to get deal-ready. Three moves:

At Frye Practice Sales & Healthcare Real Estate, we’ve walked doctors through this exact countdown for over a decade — and the ones who start in September are the ones smiling in December.

The desert cools off this month. Your transition timeline heats up. Don’t let the calendar make the decision for you.
